Thank you for the opportunity to describe our company's property management services. We appreciate your interest very much.
Parker-Holsman Co. specializes in managing buildings constructed prior to 1930. Our philosophy of property management emphasizes the renovation of older buildings to support, and more often increase, the value of the owner's real estate. We consider ourselves asset managers, i.e. property managers that increase the value of the real estate under our management. Since we are not content with the status quo in the properties we manage, our fees reflect the additional work that we do to increase these values.
We presently manage over 1,600 rental, cooperative, and condominium units, commercial spaces, and offices. The turnover among our clients is very low; many of our client relationships are over 30 years old. Our experience has been that a successful relationship between an owner and our company's property manager is not dependent upon the size, location, or condition of the property, but on the owner's willingness to systematically make the choices required to plan and finance the substantial costs required to professionally maintain and upgrade older buildings.
A list of our normal financial, administrative, and maintenance supervision services is available elsewhere on this website. Our monthly fee for your building would be the higher of 6% of rents collected or $350/month.
