Thank you for the opportunity to provide you with a proposal for management services. We appreciate your interest in our services very much.

Our philosophy of property management emphasizes the maintenance and renovation of buildings to support, and more often increase, the value of the owner's real estate. We take personal pride in the buildings we maintain. The turnover among our clients is low; many of our client relationships are over 30 years old. The owner of one property recently summed up the relationship we strive for when she told us "You have been much more than an agent. You have shown the same attention and devotion to my property as if you were the owner."

We have been involved in the management of community associations since the 1920's, when our founder built, sold, and insured cooperative buildings. Today, roughly half our management portfolio is community associations, ranging in size from 3 units to 118 units. Our experience has been that a successful relationship between a board and our company's property manager is not dependent upon the size, location, or condition of the association's property, but on the board's willingness to systematically make the choices required to plan and finance the substantial costs required to professionally maintain and upgrade buildings.

We are organized into management teams consisting of a property manager supported by management assistants. The manager handles field work, major repairs and renovations, board communications, and emergencies. The assistants handle routine paperwork, communication with individual unit owners, and standard repairs. This organization allows regular visits to the building without sacrificing the orderly processing of routine items.

A list of our normal financial, administrative, and maintenance supervision services is available elsewhere on our website. Our minimum monthly fee is $350 for full management service.
